What is the process, and what is required

for a house, alterations and additions, a garage or a carport project?

Development Application

Site Plan
Elevations
Floor Plan
BASIX Certificate (if new residential work or $50,000 of alterations)
Bushfire Report (if bushfire prone)
Koala Assessment/ Biodiversity Report (if required)
Contamination Report (if needed)

Development Approval will include conditions that must be satisfied before a

Construction Certificate can be issued, including other approvals.

Other Approvals

Connection and carrying out Water, Sewer or Stormwater work
Installing an Onsite Waste Management System
Installing a Wood Heater
Installing a new driveway or undertaking work on the footpath.

Before a Construction Certificate can be issued

Long Service Levy
Section 7.12 Contributions
Water and Sewer Headworks
Builders Home Owners Warranty or Owners Builders Licence

2 Days Notice before Construction works start

Appoint who will inspect the building during construction (Council or a Private Certifier).
Provide a copy of either an Owner Builder Licence or Home Owner Warranty

Building Works Starts

Inspections are undertaken during the building work.

Long Service Levy

If your development cost is over $250,000, you must pay the Long Service Levy, which is 0.25% of the cost of the works.

Section 7.12 Contributions

If your development cost is over $100,000, a Section 7.12 Contribution must be paid. The rate is 0.5% between $100,000 to $200,000 and 1% over $200,000.

Owners Builders Information

If your development cost is over $10,000, you will require an owner builder's permit if you are not using a licensed builder.
